The paper concludes that regional diversity within the U.S. economy—across metro areas—and the potential for lower correlation across certain markets that may not be as closely tied to broader macroeconomic cyclical events offers investors further diversification benefits. Additionally, with the stability of its income return, U.S. commercial real estate provides some of the best risk-adjusted returns allowing investors to take advantage of increased returns and reduced risk of a well-diversified portfolio.
